LUXURY PROPERTIES IN THE HEART OF TUSCANY

Starting in the 1960s, Cetona became a refuge for many personalities connected to the world of entertainment and cinema in particular: Ruggero Maccari (screenwriter nominated for an Oscar) was attracted to it and chose this Podere as his home.

Magical' is how this place is defined. Already to reach Il Pietreto, one leaves the provincial road and takes a shady, slightly winding road that still leads into a path full of promise.
The main gate is located between a large rounded stone and a slightly concave wall; a worthy entrance to the show comes to us as we enter the Bosco del Pietreto.

The location of the pool, its natural shape, the lawn on which it rests, the fountain and the frieze decorating the little wall overlooking the valley are an additional pleasure for the eye, an additional space from which one would not want to leave, especially on hot days.

In this context, the owners have also managed to insert, without disturbing nature, a ping-pong area and a pinball table in order to give everyone moments of leisure; those who wish can find a thousand corners in which to read or simply rest in contemplation.

An interesting aspect of this property is that its large surface area is divided into two completely autonomous bodies: in fact, we have a Main House and a Guest House, each with its own pathway.

Main House
Entering directly into the hall of the Main House (passing from side to side) we have a large kitchen on the right; kitchen and hall share a fireplace; a charming fully windowed study on the left. At the far end is a bedroom with bathroom.
We ascend, by a wooden staircase, to the first floor: a corridor leads to 2 bedrooms, each with a bathroom and a small room that takes light from outside and from the stairwell.

Guest House
The Guest House, also on 2 levels; we enter directly into the living area with a fireplace and find a small bedroom on the left, a bathroom further along on the right, a small kitchen with French doors to the area of the wooden gazebo and a double bedroom which also has direct access to the garden. On the first floor a small sitting room opens onto two double bedrooms and a bathroom with window and shower.

To make the complex more pleasant and comfortable, we add a winter garden with a glass and wood structure behind the main hall of the Manor House, a barbecue behind the Guest House, a garage well camouflaged in the rock, service rooms for the swimming pool set in the grounds and a tool shed outside the fence.

Unique in its kind, this property offers the possibility of selling the two bodies individually, as splitting is permitted by the verified local town planning regulations.
